These Terms & Conditions apply to direct reservations made with Garden Beach Bungalows. By making payment towards a reservation, the person making the booking confirms that they have read and accepted these terms on behalf of all guests included in the reservation.

Booking Confirmation & Payment

For reservations made more than 30 days before arrival, a 50% non-refundable deposit is required to secure the booking. The remaining 50% balance is due 30 days before arrival.
For reservations made within 30 days of arrival, full payment is required to secure the booking.
A reservation is only confirmed once the required payment has been received and written confirmation has been issued by Garden Beach Bungalows.
If the outstanding balance is not received by the due date, Garden Beach Bungalows reserves the right to release the room and treat the reservation as cancelled.

Quotations are valid for 7 days from the date of issue, unless otherwise stated.

A quotation does not constitute a confirmed reservation and does not hold or reserve a room. Availability remains subject to change until the required payment has been received.

If the required payment is not received within the 7-day quotation period, the quotation will automatically expire and become null and void. A new quotation may be requested, subject to current availability and rates.

A reservation is only secured once the required deposit or full payment, as applicable, has been received and written booking confirmation has been issued by Garden Beach Bungalows.

All payments made towards a confirmed reservation are non-refundable. Garden Beach Bungalows is a small property with only eight rooms.

Once a reservation is confirmed, that room is held for the guest and we may decline other bookings for those dates. For this reason, payments made towards a confirmed reservation are not refunded when a guest chooses to cancel.

Where a promotional or special rate carries different booking conditions, these will be communicated before payment and will form part of the reservation agreement.

We understand that travel plans sometimes change. Rather than cancelling your reservation, you may request to move your booking to alternative dates.

Date changes must be requested before the scheduled arrival date and are subject to availability.

The rate applicable to the new travel dates will apply. If the new booking costs more than the original reservation, the difference must be paid before arrival. No refund or credit will be given where the new dates carry a lower rate.

A request to change dates is not automatically guaranteed. New dates are only confirmed once written confirmation has been issued by Garden Beach Bungalows.

Payments and booking credits are not transferable to another person without prior written approval.

If you do not arrive for your confirmed reservation and have not arranged alternative dates with Garden Beach Bungalows beforehand, the reservation will be considered a no-show.

No-shows are non-refundable, and payments made towards the reservation will be retained.

If you choose to shorten your stay or leave Garden Beach Bungalows after check-in because of personal circumstances, a change of plans or because the property is not to your personal preference, no refund will be given for unused nights.

We make reasonable efforts to accurately represent our rooms, facilities, location and the nature of staying in Jambiani before a reservation is made.

If there is a material problem with your accommodation, or an essential facility specifically confirmed as part of your reservation is unavailable, please notify management as soon as reasonably possible and allow us a reasonable opportunity to resolve the problem.

Where Garden Beach Bungalows is unable to provide the accommodation or essential facilities confirmed in the reservation, we will consider an appropriate alternative, credit or refund according to the circumstances.

Garden Beach Bungalows has eight individually configured rooms. Room sizes, bed configurations, maximum occupancy, views and facilities differ.

Some rooms are air-conditioned and others are fan-cooled. Guests are responsible for checking the description and facilities of their selected room before confirming a reservation.

Your booking confirmation will identify the room reserved for you. Requests to move to another room are subject to availability and cannot be guaranteed.

Maximum occupancy differs according to room type and must not be exceeded without prior approval from Garden Beach Bungalows.

All children are charged at the applicable adult rate.

Extra beds are only available in rooms specifically identified as being able to accommodate them and must be requested and confirmed in advance.

Additional or unregistered overnight guests are not permitted without prior approval and payment of any applicable accommodation charges.

Check-in is from 14:00.

Check-out is by 10:30.

Early check-in and late check-out may be available by prior arrangement and are subject to availability and any applicable additional charges.

Guests may be required to present valid photographic identification, such as a passport or driver's licence, when checking in.

Accommodation rates are quoted in US Dollars (USD) unless otherwise stated.

Applicable taxes, government levies and other mandatory charges will be communicated as part of the quotation or booking process.

Any optional services or additional charges requested during the stay will be payable separately.

Extensions are subject to availability.

Additional nights will be charged at the rate applicable at the time the extension is requested. Garden Beach Bungalows cannot guarantee that the rate applicable to the original reservation will remain available.

Garden Beach Bungalows is a small property shared by guests, staff and visitors. Guests are expected to treat other guests, our staff, neighbours and the property with reasonable respect.

Threatening, abusive, discriminatory, harassing, dangerous or seriously disruptive behaviour will not be tolerated.

Garden Beach Bungalows reserves the right to refuse accommodation or require a guest to leave where their conduct compromises the safety, security or reasonable enjoyment of other guests, staff or the surrounding community.

Where a guest is required to leave because of serious misconduct or violation of these terms, unused accommodation will not be refunded.

Parties, events and private gatherings in guest rooms are not permitted without prior approval from management.

Guests are responsible for taking reasonable care of the room, furniture, equipment and other property made available to them.

Where property is damaged, destroyed or lost as a result of the actions or negligence of a guest or a member of their party, Garden Beach Bungalows reserves the right to recover the reasonable cost of repair or replacement.

Please notify us promptly if something is accidentally damaged so that we can address it appropriately.

Guests are responsible for taking reasonable care of their personal belongings during their stay.

Safety deposit boxes are available in selected rooms.

Garden Beach Bungalows cannot accept responsibility for belongings that are lost, misplaced, stolen or left unattended except where liability cannot lawfully be excluded.

Where lost property is found after departure, we will make reasonable efforts to retain it for collection. Any courier, postage or other costs associated with returning an item are the responsibility of the guest.

Perishable items may be disposed of after check-out.

Guests should advise Garden Beach Bungalows of any food allergies, intolerances or dietary requirements before arrival and again before ordering where appropriate.

We will make reasonable efforts to accommodate dietary requirements. However, our kitchen handles a variety of ingredients and we cannot guarantee an entirely allergen-free environment.

Guests with serious allergies should discuss their requirements with our team before consuming food prepared on the property.

Garden Beach Bungalows may assist guests with airport transfers, excursions, activities and other services provided by independent third parties.

Where a service is supplied by an independent operator, that service may be subject to the operator's own terms and conditions.

Garden Beach Bungalows cannot accept responsibility for the acts, omissions, delays or cancellations of independent service providers except where liability cannot lawfully be excluded.

Garden Beach Bungalows is located within Jambiani, a living coastal village, and is not an isolated resort environment.

The Indian Ocean is tidal and conditions change naturally throughout the day and throughout the year. Water levels, seaweed, wind, waves, weather and beach conditions are natural circumstances outside the control of Garden Beach Bungalows.

Guests will also experience the normal sounds and rhythms of village life, including the nearby call to prayer.

These natural and community conditions form part of staying in Jambiani and are not considered defects in the accommodation or grounds for cancellation, compensation or refund.

Garden Beach Bungalows cannot be held responsible for delays, changes, cancellations or disruption caused by circumstances reasonably beyond our control.

These may include severe weather, natural disasters, fire, flooding, civil disturbance, government action, changes in regulations, transport disruption, strikes, utility or infrastructure failures, or other unforeseen circumstances.

Where circumstances beyond our control materially affect a guest's stay, we will make reasonable efforts to assist and find a practical solution.

The person making the reservation is responsible for providing accurate information, including arrival and departure dates, number of guests, ages of children where requested and current contact details.

Garden Beach Bungalows reserves the right to amend or cancel a reservation where information supplied during the booking process is materially false, misleading or incomplete.

Reservations may not be sold, transferred or assigned to another person without prior written approval from Garden Beach Bungalows.

We make reasonable efforts to ensure that photographs, descriptions, facilities, rates and other information published on our website are accurate.

Minor changes to furnishings, décor, landscaping or other non-essential aspects of the property may occur from time to time and do not constitute grounds for cancellation or refund.

Changes to These Terms

Garden Beach Bungalows may update these Terms & Conditions from time to time.

The terms applicable to a reservation will be those provided or published when the reservation is confirmed, together with any specific conditions contained in the guest's quotation or booking confirmation.

Acceptance of Terms

By making the required payment to secure a reservation, you confirm that you have read, understood and accepted these Terms & Conditions on behalf of yourself and all guests included in the booking.
